Green building certification, tracked as the work that earns it.

GreenTrack turns a certification target into deliverables, each with a lead discipline, a due date and the evidence it needs, whatever the rating system. Points, buffer and risk are worked out from the routes the admin chooses and the state of every deliverable. Nobody types a score.

64 points targeted for 2 Pearl

2 Pearl needs 60 points plus every mandatory credit. The buffer is 4 points, below the 5-point warning line, so the project reads as medium risk.

The overview of a demo project on Estidama Pearl, as it stood on 30 Sep 2026. The ladder draws any system's thresholds the same way, and every number on it was worked out from the state of the project's 84 deliverables that day and the routes the admin chose.

How a project runs

Four steps, in this order. The rules in between come from the rating system's library: which credits apply to the building type, which routes exclude each other, what a mandatory credit needs.

  1. Set the target and choose routes

Pick the rating system, the building type, the level you are aiming for and a route for each credit. The target planner shows the points and the buffer before you commit.

  2. GreenTrack creates the deliverables

Every selected route becomes concrete deliverables, like PW-1.1-D. Each has a lead discipline, support disciplines, a due stage and the evidence it is expected to carry.

  3. Each discipline delivers its evidence

Consultants see one list of what they owe across every project. They upload, submit, co-sign where the library asks for it, and say when something is not in their scope.

  4. Review, then advance the phase

Admins approve or return with a reason. The stage gate shows what would lock and what is still at risk before Design becomes Construction.

Not started

Four of the demo project's deliverables, each with its lead discipline and the stage it is due at. “Nobody yet” means no one on the team holds that discipline.

Nothing on the screen is typed in.

Points, ratings, buffer, due dates and risk are pure functions of the deliverables and the routes. Change a route and the ladder moves. Approve the last deliverable of a route and its points turn solid on the ladder. There is no cell to edit, so there is nothing to fall out of date.

Critical credit
A credit the project cannot afford to lose: without its points the total drops below the target.
Re-check flag
A submitted deliverable whose input moved to a newer revision. The lead clears it with “No impact” or by resubmitting.
Buffer
Targeted points minus the threshold. Under 5 is medium risk, under 0 is high.
Why this project is medium risk
Each reason is a rule, not an opinion. Saadiyat Grove Offices, on 30 Sep 2026
  • Buffer is +4, under the 5-point warning.
  • RE-2.O1.1-D: returned twice or more.
  • IDP-1.3-D: overdue, due at Concept and not started.
  • 12 deliverables: nobody has the lead discipline.
  • 6 deliverables: due soon, not started.
  • 1 deliverable: inputs changed, re-check.

Who it is for

Everyone on a project reads everything. What each person can change depends on their role and discipline, the same way responsibility is split on site.

Project admins

Set up the project, pick routes, review evidence and run the stage gate. See which credits are critical, which have no route yet, and which deliverables have nobody to lead them.

Consultants

One list of everything you owe, across every project and every firm you work with. Read everything, edit what your discipline leads or supports, sign what needs your signature.

Firms

A workspace for the whole practice. Invite colleagues, keep every project's rating position in one portfolio, and upload a private rating library if yours differs from the standard.

Rating systems

A rating system in GreenTrack is a library: its deliverables, point tiers and rating tiers, written from the manual. When a library carries its manual, the credit's pages open beside the credit. Points-based or requirement-based, the rating is calculated the same way.

GreenTrack maintains the standard libraries, and a firm can upload its own in the same YAML format, one file per rating system. A project stays on the library version it started with, so a published update never moves a live rating.
